A building management system (BMS) is a “stand alone”computer-based control system installed in buildings to control and monitor the building’s mechanical and electrical equipment such as ventilation, lighting, power systems, fire systems, and security systems in the most efficient way possible for the occupiers/business, within the constraints of the installed plant.

The BMS plays a vital role in the prevention of energy waste and reducing the environmental impact of the building. The BMS also ensures that all plant operates safely in the event of any unforeseen circumstances.

In addition it:

  • Offers a precise degree of control
  • Gives alarms when preset conditions are or are not met
  • Warn of individual items of plant failure.
  • Occupancy times for different areas are programmed into the BMS such that the plant is brought on and off to meet the occupier requirements.
  • Utilities such as water, electricity, and gas are automatically recorded and billed. Usage trends and profiles can easily be analyzed and reports instantly produced
  • BMS manages other systems such as Fire and Security enabling prompt detection of failure

Modern BMSs are based on intelligent controllers which are programmed to carry out a wide range of control functions. Typically, a number of controllers are employed, each controlling an item of plant. The controllers communicate with each other and with a central supervisor over a local area network (LAN). The system manager is able to monitor and control the entire BMS from one point.

The BMS can be used to ensure for example:

  • Water tank are full and don’t overflow
  • Optimum cooling, ventilation, and possibly heating is provided
  • Security is well monitored, etc
